If you've lived in North Texas for more than a few years, you've probably heard the term "slab leak" — usually from a neighbor, usually not in a good context. It's one of the most common calls we get across the entire Nearby network, and it's not random bad luck. There's a specific, physical reason this region sees so many of them, and it's under almost every house in the Dallas-Fort Worth area.

The Clay Underneath Everything

Most of North Texas sits on what's called Blackland Prairie clay — a dense, dark soil that covers a wide band running through Dallas, Collin, Denton, and surrounding counties. This clay has an unusual property: it's highly expansive, meaning it swells significantly when it absorbs water and contracts sharply as it dries out.

That swelling and shrinking isn't a one-time event. It happens every time the weather shifts from a wet stretch to a dry one, which in North Texas can mean several times a year. Each cycle moves the ground very slightly — but a house foundation sitting on top of that movement doesn't get to stay perfectly still.

What That Means for the Pipes Underneath

In most homes built with slab foundations, copper water supply lines run underneath the concrete, embedded directly in or under the slab. When the clay beneath the foundation swells and contracts, it transmits that movement into the slab itself, and the rigid copper lines running through it get flexed along with it.

Copper is durable, but it isn't designed to be bent slightly, over and over, for years at a time. Eventually, a weak point develops — often at a joint, an elbow, or wherever the pipe was already under the most stress — and it starts to leak. Because the leak is under a slab of concrete, it's often invisible until water pressure or a rising water bill gives it away.

Why Older Homes See It More

Homes built more than a couple of decades ago have simply had more cycles of clay movement to absorb. That's part of why certain neighborhoods and certain build eras show up more often in slab leak calls than others — it's less about how the home was built and more about how many years of ground movement its original copper has been through.

What Actually Helps

  • Know the early signs — a water bill that jumps for no clear reason, a warm spot on the floor, or the water meter still spinning with everything in the house turned off.
  • Get it detected properly, not guessed at — electronic detection (pressure isolation, acoustic, and thermal imaging together) finds the exact location before any concrete gets touched.
  • Consider what a repeat leak is telling you — a second or third slab leak in the same house is a different conversation than a first one, and sometimes a full re-pipe costs less over time than repeating isolated repairs.
