Tunneling (Under-Slab Access)
Instead of cutting through the slab, a tunnel is dug beneath the foundation to access the pipe from below. This avoids breaking through interior flooring entirely, which matters a lot if the leak is under tile, hardwood, or another finish that's expensive or difficult to replace. It's more labor-intensive than direct access but avoids interior demolition.
Full Re-Pipe
Rather than repairing the specific leak location, a re-pipe reroutes the home's water lines entirely, typically through the attic or walls instead of under the slab. This is usually the right call when a home has had multiple slab leaks, since it addresses the underlying cause — aging copper subject to ongoing clay movement — rather than fixing one symptom at a time.
How to Actually Decide
- First-time leak, accessible location: direct access is usually the fastest and least expensive fix.
- Leak under an expensive or hard-to-replace floor finish: tunneling avoids that cost even though the labor itself is more involved.
- Second or third leak in the same home: this is the point where a re-pipe conversation genuinely makes sense — continuing to patch individual leaks on aging pipe under continued clay movement is treating a symptom, not the cause.
A straight, honest assessment of which category your situation falls into is worth getting before committing to any one method — the cheapest immediate fix isn't always the cheapest option over a five-year window.
